Q. From the perspective of cost, what is the difference for remodeling as opposed to new construction?

A. Remodeling is generally more expensive than new construction. The rationale for this is found in the fact that in new construction one is starting from scratch and not hampered by preexisting conditions. Renovation is just the opposite. Every remodeling project contains a good measure of demolition and adaptation to the existing structure, and as a consequence, drives the cost beyond that of new.

Q. Which is the best financial agreement for the home owner: a firm bid or “cost plus?”

A. The answer to that question depends on the project. If the task being considered is truly straight forward and the consumer knows from the start exactly what he wants done and can convey that to the remodeler with the assurance that there will be very little changing, then the firm bid is most likely the way to go. However, if the project contains many structural unknowns, if there is likely to be a great many changes occurring during the course of the work, and if the client has established a bond of trust with the contractor, then the “cost plus” agreement should be considered.

Q. What is a “cost plus” agreement?

A. This type of financial agreement with the contractor is much like a “time and materials” contract. The contractor keeps track of all material costs and labor costs and submits them to the home owner on an agreed time schedule for reimbursement. The difference is that a contractors’ fee is added to the bill.

Q. Are you a licensed contractor and what kind of licenses are required?

A. Yes we are. Most cities in the Kansas City area require the contractor to possess a contractor’s license from their municipality, or from the county, or both. These licenses require proof of liability insurance and allow the builder to obtain permits for construction.

Q. Do you charge for estimates?

A. No. All estimating is done free of charge.

Q. Do you guarantee your work?

A. Yes. All work is guaranteed for a period of one year following completion of the project.
Any manufacturers warranties supersede this guarantee.

Q. Do you have references and can I see some of your work?

A. Yes. When potential clients show an interest in going with our company we will gladly submit a lists of references and/ or make arrangements for them to look at some of our prior work.
